The benefits of investing in multifamily versus single family home became clear to me during Covid-19. During crisis such as Covid-19, your resilience and altitude as a landlord is tested heavily. In a single family home, the ratio of liabilities and profits can be 1:1. This is as you only have one source of income from renting a single family home and you are the primarily responsible individual to pay for all of the expenses and liabilities if or when your tenant defaults at any given month. In a multifamily investment, however, you have multiple tenants helping you pay down the mortgage plus all of the expenses of the property investment simultaneously.
Although Canada is beautiful from Coast to Coast, we know how the Real Estate market for each province is unique and somewhat predictable. I find Alberta and Saskatchewan to be two of the provinces with continuous promising migratory growth and land development.
